Water and fire damage restoration for homes and rental properties
Whether it's your own house, a rental you manage or a condo building, RMO answers 24/7, stops the damage and stays on the job through the last repair.
24-hour emergency hotline248-845-0000A person answers, day or nightHow damage affects homes in Metro Detroit
Most Metro Detroit homes have basements, and basements take the first hit. Heavy storms, like the ones behind the 2014 and 2021 floods, push sewer water up through floor drains, while failed sump pumps, cracked foundation walls and frozen pipes cause the rest. A finished basement with carpet, drywall and stored belongings turns a few inches of water into a large loss.
Above grade, water from a failed supply line, a water heater or an ice dam runs down through floors and wall cavities. A fire brings soot and smoke odor into every room, even when the flames stayed in the kitchen.
Rentals and multi-family buildings involve more people. Water in one unit often reaches the unit below, tenants may need to stay elsewhere for a while, and owners, associations and tenants each carry their own insurance.
What homeowners and property managers need from a restoration contractor
Someone who answers at 2 a.m.
Home water damage gets worse by the hour. A person answers RMO's phone 24/7, and crews arrive in about 60 minutes across Oakland, Wayne and Macomb counties.
Clear guidance on safety
People need to know what's safe right away: whether the water is contaminated, whether the power can stay on and when a fire-damaged home can be entered.
Help across unit lines
In rentals and condos, damage crosses from one unit to the next. Each unit needs its own documentation, because each party may have a different carrier.
One company from cleanup to rebuild
Families want to get back home, not manage separate contractors for drying, cleanup and repairs.
Restoration services for homes and rentals
Emergency water extraction
Water pumped and extracted from basements, floors and carpets, followed by a drying plan with daily moisture readings.
Basement flooding and sewage cleanup
Removal of soaked materials and sanitizing after sewer backups, which IICRC S500 treats as Category 3 water.
Fire and smoke damage restoration
Board-up and tarping, soot cleanup, odor removal and pack-out of belongings for cleaning.
Mold remediation
Containment and removal of mold that follows a leak, under IICRC S520. Leave visible mold alone until we arrive.
Structural drying
Commercial dehumidifiers and air movers, with thermal imaging to find water hiding in walls and under floors.
Repairs and rebuild
Drywall, flooring, cabinets and finishes put back by the same company that did the cleanup.

How we work in your home
A plan in plain language
On the first visit, we explain what's wet, what has to come out and what can be dried before any major work starts.
Updates for owners and tenants
Homeowners get a daily update. For rentals, the owner or property manager stays informed, and we arrange access with tenants directly.
Documentation for your insurance
Photos, moisture readings, drying logs and an itemized scope go straight to your adjuster, so the claim starts with clear records.

From your call to the last repair
One phone number and one accountable team, from the emergency to the finished repair.
Call us, day or night
A person answers 248-845-0000 at any hour and asks a few quick questions, so the right crew and equipment roll.
On site in about 60 minutes
Across Metro Detroit, an IICRC-certified crew arrives, finds the source and makes the property safe.
Mitigate and document
We stop the damage, extract and dry, and record photos and moisture readings your insurer can use.
Restore and rebuild
Once everything is dry and clean, the same team handles the repairs, from drywall and flooring to finishes.

We will work with your insurance
We will work with any insurance carrier you use. We’ve done it on claim after claim, and we take pride in it: every job is documented from the first hour and priced line by line, and we work hard so your insurance covers the whole project.
Many of our clients have saved thousands of dollars this way, and many paid nothing beyond their deductible.

Questions facility teams ask
What should I do while I wait for your crew?
Shut off the water if you can reach the valve safely, and turn off power to wet areas only if the panel is in a dry spot. Keep people and pets away from sewage water. After a fire, stay out until the fire department says the house is safe.
Will my homeowners insurance cover the damage?
It depends on your policy and the cause. Sudden events such as a burst pipe are often covered, but sewer backup usually needs its own endorsement on the policy. We work directly with your adjuster and document the damage, but your carrier makes the coverage decision.
Do you work for landlords and condo associations?
Yes. We work for owners, property managers and associations, and we document each affected unit separately. That matters when the association, the unit owner and the tenant each have a different policy.
