RMO crew raising new wall framing during a rebuild

Commercial reconstruction after water, fire and mold damage in Metro Detroit

RMO rebuilds what mitigation had to remove. The team that dried and cleaned your building also handles drywall, framing, ceilings, flooring and finishes, so repairs pick up where mitigation left off.

One team from tear-out to final finish

Most restoration jobs end with open walls: flood cuts, missing ceiling tile, pulled flooring and cleaned framing. Often that's where the mitigation company leaves and the owner starts over with a contractor who has to re-measure, re-scope and find a start date. At RMO, mitigation and reconstruction are one job, and the rebuild scope comes from the same moisture maps, photos and demolition records your adjuster already has.

Our reconstruction work covers framing and structural repairs, insulation, drywall, ceilings, flooring, trim, doors, cabinetry and paint. Electrical, plumbing and mechanical repairs are coordinated with the trades the work requires, and we take care of permits and inspections when the repairs need them. We match existing finishes as closely as available materials allow, from ceiling grid and tile to paint colors and flooring.

In occupied buildings the work is phased: one suite, floor or wing at a time, with dust control, protected walkways and noisy tasks after hours when needed. You get a schedule at the start and a short daily update from the site lead, so tenants and staff know what to expect.

  • No handoff gap

The crew that knows what's behind your walls plans the rebuild, so nothing gets lost between mitigation and repair.

  • Phased for occupied buildings

Work can be sequenced suite by suite or floor by floor so the building keeps running.

What commercial reconstruction includes

  • Scope from the mitigation record

Measurements, photos and demolition notes from mitigation become an itemized rebuild scope for your adjuster.

  • Framing and structural repairs

Damaged studs, plates, subfloor and sheathing are repaired or replaced before walls close.

  • Drywall and ceilings

New drywall is hung, taped and finished, and ceiling grid and tile are replaced to match the space.

  • Flooring

Carpet tile, broadloom, LVT, VCT, hardwood and ceramic tile go down after the subfloor is confirmed dry.

  • Trade coordination

Electrical, plumbing and HVAC repairs are scheduled with the trades the work requires.

  • Permits and inspections

When repairs require permits, we handle the paperwork and schedule the inspections.

  • Paint, trim and finishes

Doors, trim, cabinetry and paint are finished so repaired areas blend with the rest of the space.

  • Phased scheduling

Work is sequenced around tenants and operations, with after-hours shifts where disruption has to stay low.

Why rebuild with RMO

  • We know what's behind the walls

Our mitigation crews recorded the openings, readings and removed materials, so the rebuild starts from facts, not a fresh site survey.

  • One schedule for the whole loss

Drying and rebuild can overlap area by area, which shortens the time your space is out of service.

  • Built for buildings that stay open

Phased work, dust control and after-hours scheduling let offices, schools and stores keep operating around the repairs.

Questions people ask us

Don’t see yours? A person answers 248-845-0000 around the clock.

Do we need a separate general contractor for the repairs?

No. RMO handles mitigation through rebuild, so the same company scopes, schedules and completes the repairs. If your organization prefers its own contractor, we provide the mitigation documentation they need to pick up the job.

How do you limit disruption during reconstruction?

By phasing the work and controlling dust and noise. We close off one suite, floor or wing at a time, protect walkways and exits, and move loud or dusty tasks after hours when needed. Each phase is confirmed with your facility team before it starts.

Who handles permits?

We do, when the repairs require them. We prepare the paperwork, schedule inspections and keep the records with the project file. Requirements vary by city, so we confirm what applies at the start of the job.

Will insurance pay for the rebuild?

That's your carrier's decision under your policy. We give your adjuster an itemized rebuild scope tied to the mitigation record. If code requires upgrades beyond what was there before, we list them separately so you and your adjuster can review them.
