Water damage mitigation for construction and development projects
Rain before dry-in, a frozen line in an unheated building or a failed pressure test can soak new framing and drywall overnight. RMO dries it, documents it and gets your trades back to work.

Buildings under construction are exposed in ways finished buildings aren't. The roof may not be dried in, window openings are covered with plastic, and temporary heat can fail on a January night. Water that gets in soaks framing, sheathing, subfloor and stacked materials, and wet insulation and drywall often have to be replaced.
The bigger risk is closing up wet work. Framing or slabs covered before they dry can lead to mold, flooring failures and warranty calls months later, which is why owners and flooring manufacturers often ask for proof that materials were dry before the next trade covered them.
Occupied construction adds another layer. A plumbing tie-in that fails during a renovation can flood occupied floors below and put tenants, the schedule and the project's insurance in play at once.
What a builder needs from a restoration contractor
Speed that protects the schedule
Every day framing stays wet holds up drywall, finishes and inspections. Drying has to start the same day, with equipment sized to the space.
Readings the trades can trust
Moisture readings on framing, sheathing and slabs, recorded on a drying log against targets set by your team or the material maker.
Crews that fit the site
Workers who follow your site safety rules, share access with other trades and keep equipment clear of deliveries and lifts.
Paperwork for builder's risk claims
Photos, readings and an itemized scope that the builder's risk carrier and adjuster can review.
Restoration services for job sites
Water extraction
Removal of standing water from slabs, basements and elevator pits, including water trapped in subfloor and stored materials.
Drying for framing and slabs
Dehumidifiers and air movers, plus desiccant dehumidifiers when cold temperatures call for them, monitored with daily readings.
Removal of wet materials
Cutting out saturated drywall and insulation that can't be dried, and clearing debris so the site stays safe.
Containment for occupied buildings
Dust and moisture barriers with HEPA air filtration that separate the work zone from tenants and the public.
Mold remediation
Removal of growth on framing or sheathing before it is closed in, following IICRC S520.
Rebuild or handoff to your trades
Replacement of damaged drywall, insulation and finishes, or a dry, documented area handed back to your own trades.

How we work on an active site
Fitted to your schedule
We set drying targets and a timeline with your superintendent and phase the work so other trades can keep moving in unaffected areas.
Daily reports to the project team
Readings, photos and the next day's plan go to the superintendent or project manager each day until every area meets its target.
A record for the project file
The final drying log shows when each area was dry, so you have proof before walls and floors are covered.

From your call to the last repair
One phone number and one accountable team, from the emergency to the finished repair.

Questions facility teams ask
Can you dry framing in place so we stay on schedule?
In many cases, yes. Framing, sheathing and subfloor wet with clean water can usually be dried in place. We set targets with your team, take daily readings and tell you when each area is ready for the next trade.
Do you handle leaks that reach occupied space during a renovation?
Yes. We contain the affected area, protect tenants and dry both the project side and the occupied side. Each area is documented separately for the owner, the contractor and their carriers.
Will you work with our builder's risk carrier?
Yes. RMO works directly with carriers and adjusters, including on builder's risk claims, and provides photos, moisture readings, drying logs and an itemized scope. Coverage decisions belong to the carrier.
