24-hour emergency hotline248-845-0000A person answers, day or nightHow does rebuilding work after fire or water damage?
Rebuilding starts where mitigation ends: once the structure is dry and clean, the open walls, removed ceilings and pulled flooring are put back. Common rebuilds follow flooded basement cleanup, a kitchen fire or a burst pipe that soaked a ceiling and the wall below.
We match flooring, trim and paint colors as closely as available materials allow. The scope comes from the moisture maps, photos and tear-out records your adjuster already has.
Businesses and other commercial properties are covered under commercial reconstruction. When your home is dry and ready to rebuild, call (248) 845-0000.
Michigan residential builder license
RMO holds a Michigan residential builder license for the rebuild work on your home.
Code upgrades listed separately
If code requires upgrades beyond what was there before, we list them separately for you and your adjuster to review.

What does home reconstruction include?
Rebuild scope and schedule
You get an itemized rebuild scope for your adjuster and a schedule before work starts.
Framing and structural repairs
Damaged studs, plates, joists, subfloor and sheathing are repaired or replaced before walls close.
Insulation and drywall
New insulation goes in, and drywall is hung, taped and finished on walls and ceilings.
Flooring
Carpet, vinyl, laminate, hardwood and tile go down after the subfloor is confirmed dry.
Cabinets, trim and doors
Kitchen and bath cabinets, baseboards, casing and doors are replaced or refinished to match.
Paint and finishes
Walls and ceilings are primed and painted so repaired rooms blend with the rest of the house.
Final walk-through
We walk the finished rooms with you before the job is closed out.

When you need a reconstruction crew
- Walls have flood cuts or open cavities after drying
- Ceiling drywall or insulation was removed
- Flooring was pulled up during the cleanup
- Fire damaged framing, drywall or cabinets
- Mold removal left rooms ready to rebuild

Why RMO for fire damage repair and rebuilding
No new contractor to brief
You and your adjuster keep working with the people who handled the emergency and the drying, and every record stays in one file.
Dry before it's closed
New drywall and flooring go in only after readings show the structure is dry, so moisture isn't sealed into the walls.
Licensed trades coordinated
Electrical, plumbing and HVAC repairs are scheduled with the licensed trades the work requires, so you aren't coordinating them yourself.

We will work with your insurance
We will work with any insurance carrier you use. We’ve done it on claim after claim, and we take pride in it: every job is documented from the first hour and priced line by line, and we work hard so your insurance covers the whole project.
Many of our clients have saved thousands of dollars this way, and many paid nothing beyond their deductible.

Do I need a separate contractor to rebuild my home?
No. The company that dried your home can also rebuild it, and we write the scope and the schedule ourselves. If you'd rather use your own contractor, we give them the mitigation records they need to pick up the job.
Does insurance pay to rebuild after fire or water damage?
It depends on your policy, its limits and the cause of the loss, and your insurer decides what the rebuild covers. The rebuild scope we send your adjuster lists each repair next to the photos and readings from the mitigation.
How long does it take to rebuild after a fire?
Longer than a small repair after a water loss, which can follow drying closely. A fire rebuild with framing, cabinets and finishes depends on how much was damaged, the materials and the scope your insurer approves. You get a schedule once the scope is agreed, with updates as the work goes.
Who handles permits for the rebuild of my home?
Your city's building department sets the rules, so at the start of the job we confirm what it requires and put permits and inspections in the schedule from day one. Structural, electrical, plumbing and HVAC work usually needs a permit and an inspection, and the licensed trades doing that work pull their own.
What happens to my belongings during the rebuild?
Belongings that were packed out stay in storage until the rebuild is finished, then come back to the rooms they came from. If only part of the house is being rebuilt, contents can often be moved and protected on site. Our contents pack-out page explains how the inventory works.
