Flood damage cleanup for Metro Detroit homes
Floodwater from outside carries soil, sewage and chemicals, so treat it as contaminated. Keep people and pets out of it and call 248-845-0000: we'll pump it out, remove what it ruined, disinfect and dry.
24-hour emergency hotline248-845-0000A person answers, day or nightWhat floodwater does, and how we clean it up
Don't wade through floodwater if you can avoid it, and never where it may reach outlets or an electrical panel. If you must go in, wear boots and gloves. Don't run the furnace or air conditioner if water reached the ducts or the equipment. Hold off on throwing things away until they've been photographed.
Overland flooding, storm runoff that drains toward the house and water forced through basement walls and window wells all bring dirt and bacteria with them. That changes the job. Porous materials that sat in floodwater, such as carpet, pad, drywall and insulation, are cut out and removed. A flood cut takes the drywall off to a line above the highest wet point, so the wall cavity can be cleaned and dried.
After tear-out, the crew cleans and disinfects the framing, concrete and hard surfaces the water touched, then sets up dehumidifiers and air movers and checks readings daily. We document the loss with photos, readings and an itemized scope for your insurance, and when the house is dry, RMO rebuilds what was removed.
Handled as Category 3 water
Under ANSI/IICRC S500, outside floodwater is grossly contaminated, so our crew wears protective gear and cleans accordingly.
Mud out before drying starts
Silt and sediment are removed first, so contamination isn't dried into the structure.

What flood damage cleanup includes
Water line and hazard check
We note how high the water rose, photograph the high-water mark and check for electrical and structural hazards.
Floodwater removal
Pumps remove standing water, and extractors pull the rest out of floors and remaining materials.
Mud and silt removal
Sediment is scraped and shoveled out, and floors and walls are rinsed of residue.
Flood cuts and tear-out
Drywall and insulation are removed above the water line so wall cavities can be opened, cleaned and dried.
Contents sorting
We separate what can be cleaned from what floodwater ruined and list discarded items for your claim.
Cleaning and antimicrobial treatment
Framing, concrete and hard surfaces get an antimicrobial treatment once they've been cleaned.
Drying and daily readings
Dehumidifiers and air movers run until daily readings show the structure has reached its drying goals.
Rebuild
RMO replaces the drywall, insulation, flooring and trim once the structure is dry.

Call for flood cleanup if
- Water came in from outside, not from a pipe
- Mud or silt is left on the floors
- Water rose above the baseboards
- Your furnace or water heater sat in water
- Storm water came through a window well or wall

Why RMO for flood cleanup
Contamination taken seriously
Protective gear, controlled tear-out and disinfection follow IICRC guidance for Category 3 water.
Walls stay open until they're ready
We don't close a wall until the cavity has been cleaned and the readings say it's dry.
The crew that tore out knows what goes back
Because RMO removed the damaged materials, the rebuild scope matches exactly what came out.

Questions people ask us
Don’t see yours? A person answers 248-845-0000 around the clock.
Is floodwater dangerous to touch?
Treat it as contaminated. Outside floodwater can carry sewage, bacteria, fuel and chemicals, so keep children and pets out of it, wear boots and gloves, and wash your hands after any contact. Our crew wears protective equipment for the whole cleanup.
Does all the drywall have to come out?
Not all of it. Drywall and insulation that soaked up floodwater are removed with a straight cut above the highest point the water wicked to. Drywall above that line that tests dry can stay, and we mark the line with meter readings.
Will my homeowners insurance cover flood damage?
Often not. Standard homeowners policies typically exclude flooding from outside, which is covered by a separate flood policy if you have one. Sewer backup and burst pipes are handled under different terms, so ask your agent. We provide the same documentation either way, and the carrier decides coverage.
Can I clean up flood damage myself?
You can photograph the damage and move dry belongings to higher ground. Tearing out drywall, insulation and carpet that sat in floodwater is heavy, dirty work that needs protective gear and proper disposal. If more than a small area is affected, call us.
