Damage restoration for hotels, resorts and restaurants

An overflowing tub upstairs or a kitchen fire during dinner service takes rooms and tables out of use. RMO restores the damaged areas fast and keeps the work out of your guests' way.

How damage affects a hotel or restaurant

In a hotel, water moves down through stacked rooms. An overflowing tub or a failed supply line on one floor can reach the rooms below, a corridor ceiling and the electrical space beneath them. Many hotel walls are finished with vinyl wallcovering, which traps moisture in the drywall behind it and can hide mold growth.

Restaurants face a different mix. Kitchen fires spread greasy smoke that clings to ceilings, hoods and dining room surfaces, and the odor settles into fabrics and ceiling tiles. A sewer backup brings Category 3 water into a space where food is prepared.

In both businesses, every closed room or table is lost revenue, and guests notice noise, odors and equipment in the halls. The work has to be fast, contained and as quiet as it can be.

What hospitality businesses need from a restoration contractor

  • Guest operations come first

Rooms near the work need protection from noise and dust, and equipment has to stay out of lobbies and guest corridors wherever possible.

  • Rooms back in service quickly

Each room out of order costs revenue every night, so the work is phased to return rooms one by one as each is dry and clean.

  • A kitchen ready for inspection

Food areas need thorough cleaning and sanitizing after water or smoke, and the restaurant may need a health inspection before it reopens.

  • Odor that is actually gone

Guests notice smoke or musty smells right away, so odor sources have to be removed and treated, not masked with fragrance.

Restoration services for hotels and restaurants

Extraction and drying of guest rooms, corridors and dining areas, including wall cavities behind vinyl wallcovering.

  • Fire and smoke cleanup

Removal of contaminated materials and sanitizing after drain and sewer backups, with the area closed to guests and staff.

  • Mold remediation

Containment and removal of mold found behind wallcovering or under flooring, following IICRC S520.

How we work in a hotel or restaurant

  • Phased by room, floor or section

Rooms and sections return to service one at a time, and loud tasks are scheduled for low-occupancy hours or after the kitchen closes.

  • One contact for the property

The general manager or chief engineer gets a daily update on which rooms and areas are ready to return to service.

  • Room-by-room documentation

Photos, moisture readings, drying logs and an itemized scope for each room go to your carrier and adjuster, which helps when lost income is part of the claim.

Questions facility teams ask

Can you work without disturbing guests?

We keep disturbance as low as we can. Equipment stays inside affected rooms or behind containment, loud work is timed for quieter hours, and our crews keep to back-of-house routes.

How soon can a restaurant reopen after a kitchen fire?

That depends on the damage and on clearance from the fire department and local health officials. Smoke cleanup in a kitchen with no structural damage can move quickly, while structural repairs add rebuild time. We give you a written plan early so you can schedule staff and reservations.

Does vinyl wallcovering have to come off after water damage?

Often, yes. Vinyl traps moisture, so we check behind it with moisture meters and thermal imaging and remove it where the drywall is wet. The rebuild then puts back new wallcovering or paint.
