What does pack-out mean in restoration?

A pack-out means moving your belongings out of a damaged home so the structure can be dried, cleaned and rebuilt. It also lets the contents be cleaned away from the dust and moisture of the work. A pack-out company inventories each item, packs it, moves it, cleans what can be saved and brings it back when the work is done.

Pack-out is common after a fire, when soot and smoke odor have to come out of furniture, clothing and keepsakes. After a large water loss, rooms may need tear-out and water extraction and drying, and the furniture has to be somewhere dry. Smaller jobs may only need contents moved to a dry room and cleaned on site.

The inventory also supports your claim. Your policy usually treats belongings separately from the house itself. The adjuster needs a list of what was packed, what was cleaned and what couldn't be saved, with photos of each.

If smoke or water has reached your belongings, call (248) 845-0000.

  • Inventory before anything moves

Every item is listed and photographed in your home first, so nothing leaves without a record.

  • Sorted with you

You see what can be cleaned and what can't while it's all still in the house, and you decide on the keepsakes.

What does a contents pack-out include?

  • Walk-through with you

We go room by room with you to agree what to pack, what to clean on site and what to leave in place.

  • Labels by room

Boxes are labeled by room and matched to the inventory, so belongings don't get mixed up between rooms.

  • Careful packing

Dishes, artwork, lamps and furniture are wrapped and boxed for the move, with fragile items packed separately.

  • Off-site cleaning

Contents restoration happens away from the work: furniture, hard goods and keepsakes are cleaned with methods matched to the material and the residue.

  • Electronics and documents

Wet or smoky electronics, photos and paper records are dried and restored by RMO's crews and the specialist partner firms RMO manages.

  • Storage

Packed contents are stored off site until the house is dry, clean and rebuilt.

  • What can't be saved

Items beyond cleaning are listed with photos for your adjuster before they're thrown out.

  • Pack-back

When your home is ready, your belongings come back and go into the rooms they came from.

When your belongings need a pack-out

  • Soot or smoke odor on furniture and clothing
  • Rooms need tear-out or long drying
  • Water reached stored boxes, rugs or furniture
  • The home can't be lived in during repairs
  • Family photos or documents got wet

Contents pack-out questions

Don’t see yours? A person answers 248-845-0000 around the clock.

Does insurance pay for a contents pack-out?

It depends on your policy. Pack-out, cleaning and storage are usually part of the contents side of a claim, and your insurer decides what it pays for and how much. We give your adjuster the inventory, the photos and an itemized scope for the pack-out and cleaning.

How long are my belongings kept in storage?

Until your home is ready for them. Contents usually stay packed until the drying, cleaning and rebuild are finished, and the pack-back is scheduled with you. If you need something before then, it can be found by its place in the inventory.

Can smoke odor be removed from clothes and furniture?

Often, yes. Hard furniture and many fabrics can be cleaned of soot and smoke odor. The Red Cross notes that smoke is difficult to fully remove from soft items, and clothing may need several wash cycles. Items that still hold odor after cleaning are listed for your claim.

Can water-damaged photos, documents and electronics be saved?

Sometimes, if they're handled quickly. Don't plug in or switch on wet electronics, and keep wet photos and papers flat and cool. Electronics restoration and document drying are done by RMO's crews and the specialist partner firms RMO manages. Anything that can't be saved is documented for your claim.

Do I need a pack-out after a small leak?

Usually not. After a small, clean-water leak, furniture can often be moved to a dry room, set on blocks and cleaned on site. Pack-out makes sense when rooms need tear-out, when soot or odor has spread through the house, or when the home can't be lived in during repairs.
