Mold remediation for commercial buildings across Metro Detroit

Mold in an office, school or warehouse is a moisture problem first. RMO contains the area, removes the growth and the materials it damaged, and tracks down the moisture behind it, following the ANSI/IICRC S520 standard for professional mold remediation.

How commercial mold remediation works

Mold grows where moisture stays: a slow roof leak above a drop ceiling, condensation on cold ductwork, a wet wall behind a kitchen line or a storage room that never fully dried after a flood. Cleaning visible spots without fixing the water leaves the cause in place. Our assessment starts with moisture, using meters, thermal imaging and a look at the roof, plumbing and HVAC near the growth.

Remediation follows ANSI/IICRC S520. We build containment with poly sheeting and zipper doors, put the work area under negative pressure with HEPA-filtered air scrubbers, and remove mold-damaged drywall, ceiling tile, insulation and carpet. Framing and hard surfaces that stay are HEPA vacuumed and cleaned. The goal the standard sets is a return to normal background conditions, not a sterile building.

On larger jobs, or when tenants, staff or ownership want independent confirmation, a third-party indoor environmental professional tests the area before containment comes down. We document the moisture source so it can be repaired, by us when it falls within our work or by the trade it calls for. Then our rebuild team replaces what was removed.

  • Containment before removal

Poly barriers and negative air pressure keep spores inside the work area while the rest of the building stays in use.

  • Independent clearance

When testing is appropriate, an independent indoor environmental professional, not RMO, confirms the area is ready to rebuild.

What our mold remediation includes

  • Moisture investigation

We trace the water that feeds the growth, with meters, thermal imaging and a check of nearby roofing, plumbing and HVAC.

  • Containment

Poly barriers, zipper doors and sealed vents keep the work area separate from occupied space.

  • Negative air and HEPA filtration

Air scrubbers exhaust filtered air from containment so the work area stays under negative pressure.

  • Removal of affected materials

Mold-damaged drywall, ceiling tile, insulation and carpet are bagged inside containment and taken out.

  • Cleaning what stays

Framing, structure and hard surfaces are HEPA vacuumed and cleaned to remove growth and settled spores.

  • Drying and moisture correction

The area is dried, and the moisture source is identified and documented for repair before rebuild.

  • Clearance and rebuild

After independent clearance testing where appropriate, our team replaces drywall, ceilings and finishes.

Signs of a mold problem in your building

  • A musty odor that keeps coming back
  • Spots or staining on ceiling tiles or drywall
  • Growth around supply vents or on duct insulation
  • A past leak or flood that was never professionally dried
  • Condensation on windows, pipes or ductwork
  • Repeated tenant or staff complaints about odor

  1. Call us, day or night

A person answers 248-845-0000 at any hour and asks a few quick questions, so the right crew and equipment roll.

  2. On site in about 60 minutes

Across Metro Detroit, an IICRC-certified crew arrives, finds the source and makes the property safe.

  3. Mitigate and document

We stop the damage, extract and dry, and record photos and moisture readings your insurer can use.

  4. Restore and rebuild

Once everything is dry and clean, the same team handles the repairs, from drywall and flooring to finishes.

Why facility managers trust RMO with mold

  • The cause, not just the stain

Every mold scope starts with the moisture source, because removing growth that is still being fed only buys time.

  • Containment for occupied buildings

Negative air, sealed returns and after-hours removal let offices, schools and clinics keep using the rest of the building.

  • We don't grade our own work

When clearance testing is appropriate, an independent professional does it, so the result carries weight with tenants and insurers.

Questions people ask us

Don’t see yours? A person answers 248-845-0000 around the clock.

Can our maintenance staff clean the mold?

Don't disturb visible growth until it has been assessed, because scraping, sanding or spraying it can send spores into the air and the HVAC system. Keep people out of the area and call us. Very small surface spots may be manageable in-house, but hidden growth and larger areas need containment.

Do you test for mold?

We inspect and measure moisture, which shows where growth is likely and how far it extends. Air or surface sampling, when needed, is done by an independent indoor environmental professional, and we can work with the consultant you choose. Keeping testing separate from removal avoids a conflict of interest.

Can the building stay open during remediation?

In most cases, yes. Containment under negative pressure, sealed HVAC returns and scheduled removal let the rest of the building operate while we work. If an area must close, we tell you in advance and help you plan around it.

Will the mold come back?

Mold comes back when moisture comes back. That's why every scope addresses the source and why materials are dried and checked before rebuilding. We'll show your maintenance team what caused the problem so they can watch for it.
