A pipe burst in your house: what should you do first?

Close the main water shut-off valve right away; it's often in the basement where the water line enters the house. Keep clear of water near outlets, cords and appliances, and cut power at the breaker only if you can reach the panel without standing in water. Then call a plumber to repair the break, and call us for the water.

A burst pipe is serious because water keeps flowing until the valve is closed, and it travels inside wall cavities, under flooring and into the ceiling below. EPA's advice is to dry wet materials within 24 to 48 hours to keep mold from growing, including the ones you can't see.

Pipes freeze here every winter: the National Weather Service's 1991 to 2020 normals put January's average low at Detroit Metro Airport near 19 degrees. Once the water is out and the house is dry, our own crews make the repairs to walls, ceilings and floors.

For a burst or frozen pipe at any hour, call (248) 845-0000 and a person answers.

  • Hidden water found

Meters and a thermal camera show where the water went before any wall or ceiling is closed up.

  • Dried to measured goals

Daily readings show you and your adjuster when each wall, floor and ceiling is dry.

What happens after you call about a burst pipe?

  • The first call

We ask where the water is coming from, whether the main valve is closed and whether water is near outlets or the electrical panel.

  • Safety and the source

The crew confirms the water is off, checks for electrical hazards and finds where the pipe broke.

  • Where the water went

We take readings in the wall, the floor and the room below, marking where the wet area ends.

  • Water out

We start where the water is deepest and pull it out of floors, carpet and pad.

  • Openings that let it dry

Sagging ceiling drywall is taken down safely, and small openings behind baseboards vent wet walls so they can dry.

  • Drying equipment

The dehumidifiers and air movers stay on day and night, and a technician checks the readings daily.

  • A record for your adjuster

The break, the damage and every reading are photographed and logged in one file your adjuster can review.

  • Repairs after drying

When the readings say dry, our own crews put back the drywall, insulation, flooring and trim that came out.

Signs of a burst pipe or hidden leak

  • Water spraying or pooling near a pipe

Burst pipe questions

Don’t see yours? A person answers 248-845-0000 around the clock.

Does homeowners insurance cover a burst pipe?

It depends on your policy and the cause. Sudden water damage from a burst pipe is often covered, while damage from a slow leak that went on for months often isn't. The pipe repair itself is usually treated separately. Ask your agent how your policy handles freezing; we give your adjuster photos, readings and an itemized scope.

How can you tell if a pipe burst inside a wall?

Look for a wet or stained spot on drywall, bubbling paint, a drop in water pressure or the sound of running water when every faucet is off. Shut off the main valve if you suspect it. We confirm it with moisture meters and a thermal camera before opening the wall, so only the wet section comes out.

What should I do if my pipes freeze but haven't burst?

Open the faucet that pipe feeds and warm the pipe with a hair dryer, a heating pad or towels soaked in hot water. The Red Cross warns never to use an open flame. Keep applying heat until full pressure returns, then check your other faucets. If you can't find or reach the frozen section, call a licensed plumber.

What should I do about a water heater leak?

Close the cold water supply valve on the pipe into the tank, then switch off the heater's breaker or turn a gas heater's control to off. If you smell gas, leave the house and call the fire department from outside. A licensed plumber repairs or replaces the heater, and we extract the water and dry the floor and walls around it.

Can an ice dam cause water damage inside my home?

Yes. When snow melts on a warm roof and refreezes at the cold edge, the ice can back water up under the shingles and into the attic and ceilings. A roofer deals with the roof, and we dry the insulation, drywall and framing the water reached, then repair the interior.

How much does burst pipe water damage cost to fix?

The plumber prices the pipe repair, and we price the water damage. Our side is built line by line from what we find: how much is wet, the materials, the equipment, the drying days and what has to be replaced. Call (248) 845-0000 and we'll walk you through it on site.
