1. About these terms
These terms cover the website: its pages, forms and text messages. The restoration work itself is covered by the written agreement you sign with us before work starts, and where the two differ, that agreement controls.
2. Our services and this website
- We provide water, fire, smoke, mold, storm and related mitigation and restoration services in Metro Detroit: Oakland, Wayne and Macomb counties, Michigan. The website describes those services; it is not an offer to do any particular job.
- An estimate or price becomes binding only when it is agreed in writing.
- Arrival times on the website, such as a crew on site in about 60 minutes, describe what is typical in our service area. Severe storms, many calls at once, traffic and distance can add time; when you call, we'll give you an arrival time for your job.
3. In an emergency, call
Our forms are not watched every minute. For an emergency, call us at 248-845-0000; a person answers 24 hours a day. If there is fire, a gas smell, a downed power line or anyone in danger, call 911 first.
4. General information, not advice
Our articles, guides, checklists and answers are general information to help you understand property damage. They are not legal, insurance, engineering or medical advice, and they can't account for the details of your property or your policy. Your insurance company decides what your policy covers. We document your loss and work with your adjuster, but we don't negotiate your claim for you or act as your public adjuster.
5. Text message terms
- The program: text messages from RMO Mitigation & Restoration about the request or job application you sent us.
- How you join: by choosing "Text me" when a form asks how we should contact you. Text is never chosen for you, and you don't need it to get help or to apply.
- What we send: updates about your request or application, such as arrival times, questions about the job and scheduling. Messages may be sent with automated technology. We don't send marketing texts.
- How often: message frequency varies with your request.
- Cost: message and data rates may apply, depending on your mobile plan.
- Stopping: reply STOP to any message. We'll send one text confirming that you've opted out, and no more after that. You can also tell us on a call or by email.
- Help: reply HELP to any message, or call 248-845-0000.
- Carriers: mobile carriers are not liable for delayed or undelivered messages.
- Your number: give only a mobile number that is yours or that you're allowed to use, and tell us if it changes.
How we handle your number and the record of your choice is described in our privacy policy. We never share your mobile number or your agreement to receive texts with anyone else for their own marketing.
6. Using the website
Please give accurate information in our forms and send only your own information, or information you're allowed to share. Don't use the website to send spam, try to break into it or overload it, copy it with automated tools, or do anything unlawful.
7. Our content and other companies' names
The text, design and pictures on this website belong to RMO or are used with permission, and you may not copy them for commercial use without our written permission. Many pictures are illustrations made or edited with AI tools (see the privacy policy). Names of insurance companies, standards bodies and other businesses belong to their owners; we use them only to describe what we do, and their use doesn't mean those businesses endorse or are affiliated with RMO.

Links to other websites are for your convenience. We don't control those websites and aren't responsible for their content or practices.
9. The website is provided as is
We work to keep the website accurate and available, but it is provided as is, and we can't promise it will always be complete, current or free of errors or interruptions. To the extent the law allows, RMO is not liable for indirect or consequential losses that come from using the website. Nothing in these terms limits rights you have under the law or under your written agreement with us.
10. Michigan law
These terms are governed by the laws of the State of Michigan. Any dispute about the website will be handled by the courts in Oakland County, Michigan, unless the law says otherwise.

If we change these terms, we'll update them here and change the "Last updated" date at the top of the page.
