24-hour emergency hotline248-845-0000A person answers, day or nightWhat should you do if water is leaking from the ceiling?
Keep people and pets out from under a wet or sagging ceiling, move furniture and electronics away and put a bucket under the drip. If water could reach a light fixture or ceiling fan, switch off that circuit at the breaker if you can reach the panel safely. If the leak is from plumbing above, close the main water valve.
The source decides who else you need. A plumbing leak, an overflowing tub or toilet upstairs, or a failed supply line needs a plumber. An ice dam or storm damage to the roof needs a roofer.
We map the wet area with meters and a thermal camera, because water spreads across the top of the drywall and into the insulation well past the stain. Drywall that sags, crumbles or stayed wet for long usually comes down, while firm drywall can often be dried in place. Then RMO's own crews rebuild the ceiling and paint it to match.
If water is dripping through the ceiling, call (248) 845-0000; a person answers 24/7.
No drywall over wet joists
New drywall goes up only after daily readings show the joists and insulation are dry.
Every opening photographed
Each opening and every daily reading is recorded for your adjuster.

How does RMO repair ceiling water damage?
Safety check
Before anyone works under the ceiling, the crew checks for sagging drywall and wet light fixtures.
Source confirmed
The leak has to be stopped or isolated first, whether it came from a pipe, a fixture upstairs or the roof.
Mapping the wet area
Readings above the ceiling, in the insulation and down the walls show how far the water spread.
Controlled tear-down
Saturated or sagging ceiling drywall and wet insulation are taken down and bagged, with photos for your claim.
Drying the joists
The joists, top plates and remaining drywall are dried to measured goals with dehumidifiers and air movers.
Mold check
Any growth found above the ceiling is removed under containment before the rebuild.
Ceiling rebuilt
Our crews hang, tape and finish new drywall and paint it to blend with the room.

Why RMO for ceiling water damage repair
The rooms around it too
Water from a ceiling leak often runs down the walls and soaks the floor below, and those are checked and dried as part of the same job.
Roof openings covered
If the water came through storm damage on the roof, our crew can tarp the opening until a roofer repairs it.
Contaminated water handled as such
A toilet or drain overflow upstairs counts as contaminated water, so the ceiling drywall it soaked comes out and the framing is disinfected.

Ceiling water damage questions
Don’t see yours? A person answers 248-845-0000 around the clock.
Can I just paint over a water stain on the ceiling?
Only once the leak is fixed and the ceiling is dry. Paint over a damp stain usually bleeds through, and it can hide wet insulation or mold above. When readings confirm the drywall is dry and sound, the stain is sealed with a stain-blocking primer and painted; soft or sagging drywall is replaced.
Will homeowners insurance cover water damage to a ceiling?
It depends on your policy and the source. Damage from a sudden plumbing leak or a storm-damaged roof is often treated differently from a slow leak, and many policies don't pay to fix the leak itself. Your insurer decides, and we give your adjuster the source, the readings and the repairs on record.
How long does a water-damaged ceiling take to dry?
Until the daily readings say it's dry, and that depends on how much water got above the ceiling and what it soaked. Firm drywall wet with clean water can often be dried in place. Soaked insulation and sagging drywall come out so the framing dries faster, and we share every reading with you.
Is a sagging or bulging ceiling dangerous?
Yes, treat it as dangerous. A ceiling holding water can come down without warning, so keep everyone out from under it and don't push on it while standing beneath it. Call us; the crew drains it and takes the wet drywall down safely.
Why is there a water stain on my ceiling but no leak?
A dry stain usually marks an old leak, a leak that only runs during heavy rain or a shower upstairs, or condensation from pipes or ducts. Check it after rain or after someone showers above it. If it's damp, growing or smells musty, we can measure it and find out whether the materials above are still wet.
Who do I call for a water leak in the ceiling?
Call a plumber or a roofer for the leak itself, and call us for the water damage it left. We handle the drying, the tear-down and the new drywall, so you don't need a separate drywall contractor afterward. A person answers our emergency water damage line at (248) 845-0000, 24/7.
